Appraisal of the Sacramento Railyards for financial reporting purposes. The property includes ±195.10 acres that previously was the western terminus of the Transcontinental Railroad. The property was being redeveloped resulting in ±119.63 acres that would be ready for development with high-density commercial, medium-density commercial, and high-density residential uses. Antonio Mountain Ranch Mitigation Bank
Appraisal of a ±794.10 acre mitigation bank with ~1,464 credits for Vernal Pools, Seasonal Wetlands, Perennial Marsh, Streams, and Non-Wetland Riparian Areas in addition to habitats for Vernal Pool Fairy Shrimp, Swainson’s Hawk, and Tricolored Blackbird.
City of San Carlos - Landmark Site
Appraisal of three contiguous industrial parcels with ±3.903 acres that were acquired by the City of San Carlos for redevelopment with a 204-room hotel by a private investor.
university park
The former site of the Insane Asylum of California in Stockton, University Park is a ±103.06 acre property that was adapted for use as a satellite campus of the California State University, Stanislaus. Since then, the property has been in the process of being transformed into a master planned, mixed-use redevelopment project that emphasizes education, office, retail and residential uses. Preliminarily, it is expected to include 500,000 square feet of office space, 60,000 square feet of retail space, 200 residential units in addition to educational facilities. The Property Rights appraised was the Leasehold Interest created by a 50-year lease with four 10-year options to extend for collateral underwriting purposes.
City of Sacramento Surplus Properties
Appraisal of nine properties in the Sacramento Central Business District to establish values for properties to be transferred to the Sacramento Kings as part of the City’s contribution to the development of the Golden1 Center.

Valuation of estate including 40 properties with an aggregate value in excess of a mid 9-digit amount. Properties in the estate included Residential - Single-Unit, Residential - Multi-Unit, Residential - Senior Living, Hospitality, Anchored Shopping Centers, Office Buildings, as well as a large number of Agricultural uses. The properties were located throughout California. Notably, three of the properties having an aggregate value in excess of a low 9-digit amount required discounts of 90% for special circumstances.

Valuation of estate including 21 properties with an aggregate value of slightly less than a mid 9-digit amount. Properties in the estate included Residential - Multi-Unit, Residential - Senior Living, Hospitality, Anchored Shopping Centers, Office Buildings, and Self-Storage Facilities. The properties were located throughout California though concentrated in the San Francisco Bay Area.

California High Speed Rail Project
Appraisals in three segments of 43 properties in Fresno, Kings, and Tulare Counties for Right of Way negotiations and eminent domain actions for the California High Speed Rail Project. Nearly all of the properties were partial acquisitions, many resulting in damages.
Elk Grove-Florin Road Widening Project
Appraisals of 25 properties in Sacramento County for Right of Way negotiations and eminent domain actions for a local road widening project. Nearly all of the properties were partial acquisitions, many resulting in damages.
